Our Company

OSA Specialized Cleaning (OSA) is a licensed dealer of Ceiling Pro International, Inc. (CPI), a Minneapolis based company that has been in the ceiling cleaning industry for almost 30 years. CPI has created and perfected a proprietary system for cleaning difficult to clean surfaces, whether they be in restaurants or other industrial applications.

OSA's primary focus is on any food preparation kitchen ceiling and FRP wall cleaning with the primary concentration on the restaurant industry. OSA has received hands on training from CPI and from time to time, when the need arises, CPI will provide additional support to assist OSA address a peculiar or unusual cleaning situation.

OSA uses proprietary cleaning materials purchased from CPI and the materials are used in the prescribed methods and strengths recommended by CPI. The materials used on the ceilings and walls remove layered on grease and grime and are very effective.

Why Ceiling Cleaning Is Necessary

The United Stated Department of Agriculture (USDA) regulates, on the national level, all rules that are in effect for the preparation of food for public consumption. On the local level, these rules are enforced by the Maricopa County Health Department. One of the rules written by the USDA is that all surfaces in a kitchen that serves food to the public must be cleanable. This includes the ceiling. The ceiling tiles found in most commercial kitchens are vinyl covered sheetrock. The vinyl covering ensures the surface can be cleaned and the sheetrock provides fire protection.

During the cooking process, grease aerosols are released into the kitchen atmosphere and rise in the air where they cling to the first surface they meet: the ceiling. Over time, the aerosols will build up until the ceiling tiles show a brownish hue meaning the tiles needs cleaning. Kitchens are a naturally humid area due to the proximity of the dishwashing area. The water vapors also rise to the ceiling and could mix with the grease aerosols and drip down to the work areas. This could mean contamination of food prep areas. Cleaning the ceiling could help avoid this problem.

Some of the customers we contact say they clean the ceilings and wall themselves. While this is admirable, the truth is their employees have neither the training nor the proper cleaning products to do the job correctly. Also, their motivation is often lacking. Few employees want to stay late after working a shift to clean a ceiling.

We have noticed that some customers have tried to “spruce up” their kitchen by painting their ceiling. It is highly recommended that the ceiling tiles not be painted as this could void the fire protection provided by the vinyl covered sheet rock. This could cause insurance problems if a fire should break out.

The cleanliness of the ceiling provides an immediate visual clue as to the overall condition of the kitchen. Health inspectors get their first impression of the kitchen upon entering the kitchen and the ceiling certainly provides a foundation for their initial assumptions. It is better to avoid grounds for possible adversity than to tempt fate. One area that was a mild surprise to our crews was the reaction of the employees. Our crews have been thanked by the employees of the restaurants we have cleaned for making their workspace so clean. Employees take pride in their jobs and that pride is also reflected in the cleanliness od their work area. Clean ceilings and walls can boost employee morale.
